Can you hold a place before I apply?
We wish we could hold properties for everyone who asks, but rentals are offered on a first-come, first-served basis. A completed application and required fees are what secure your place in line. If you have found a property you love, we encourage you to apply right away. We move quickly so that every owner and prospective resident gets a fair and efficient process. -
Do I pay the first month's rent and last month's rent with my security deposit?
Move-in costs vary by property. In most cases, you can expect to pay the first month's rent and a security deposit before receiving your keys. Some properties may also require last month's rent upfront. We will always be clear with you about exactly what is due before you commit to anything, because transparent communication is something we take seriously. -
How old do you have to be to apply?
All applicants must be of legal age to enter into a binding lease agreement, which is 18 years or older. This is a legal requirement that applies across all of our managed properties in the Tampa Bay area and surrounding rental markets. -
Is the deposit refundable?
Yes, security deposits are refundable when the property is returned in good condition, all lease terms have been met, and there is no damage beyond normal wear and tear. Deductions may be applied for unpaid rent, damages, or cleaning fees that exceed standard use. We handle the security deposit disposition process professionally and in full compliance with Florida state requirements, because we believe every resident deserves honesty and clarity at move-out just as much as at move-in. -
Who Needs a Guarantor?
We do not use cosigners. In certain situations, a guarantor may be required when an applicant does not meet the income, credit, or rental history qualifications on their own. Guarantors must meet our qualification requirements and agree to be financially responsible under the terms of the guarantor agreement. -
You have a property I want to rent. How do I apply?
Applications can be submitted online for your convenience. You will need a completed application, the application fee, and supporting documentation such as proof of income and a valid form of identification. Our team reviews applications thoroughly and works to give every qualified applicant a timely response. We manage this process the way we would want it managed if we were the ones applying. -
How do I pay rent?
Rent can be paid online through your resident portal, which allows for simple and convenient payments from anywhere. Automatic bank transfers are also available. Accepted payment methods may vary slightly by property, and we will make sure you have all the details you need before your first payment is due. -
I want to get a pet. What should I do?
Before bringing a pet home, review your lease agreement and contact our team first. Some properties welcome pets with an additional deposit or monthly pet rent, while others have breed, size, or species restrictions. We will always give you a straight answer so there are no surprises, for you or for the property owner. -
I want to move out, but my roommate wants to stay. What should I do?
This is a situation that requires communication with our team as early as possible. Because all tenants on a lease share responsibility for the full lease term, the remaining tenant would typically need to qualify independently or identify an approved replacement. We will work through the details with you directly and make sure the process is handled properly for everyone involved. -
My lease expiration is coming, and I want to move out. What should I do?
Most leases require written notice before vacating, and the required notice period will be specified in your lease agreement. Submit your intent to vacate in writing before that deadline. If you are unsure of your notice requirements or the timeline, contact us and we will review it with you. We stay hands-on right through the end of a tenancy, not just at the beginning. -
Who is responsible for paying for repairs and maintenance requests?
Our team handles routine maintenance and repairs for all properties we manage. Tenants may be responsible for costs related to damage caused by negligence or misuse. All maintenance requests should be submitted as soon as an issue is identified, through the designated channel provided to you at move-in. We take maintenance seriously because we know from our own experience as property owners that fast, reliable responses protect the property and give residents the service they deserve.
