Am I required to make my property available to Section 8?
Whether you are required to accept Housing Choice Voucher holders depends on local and state law. Florida does not currently mandate it at the state level, but requirements can vary by municipality. Are you licensed?
Yes. Mega Door Property Management is a fully licensed property management company operating in the state of Florida. Licensing is not the ceiling for us; it is the baseline. Our standards go well beyond minimum compliance because our reputation and your investment depend on it. -
Can I reach you after hours?
Yes. We provide an emergency contact line for urgent property issues that cannot wait. For general questions and routine communication, our team is available during normal business hours and is known for responding promptly and thoroughly. -
Can you put the money directly into my account?
Yes. Owner disbursements are sent via direct deposit so your rental income reaches you quickly and without the hassle of waiting on a check. Transparency matters to us, so every disbursement comes with a clear accounting of what was collected and what was deducted. -
Do I get to see the lease or sign it?
Absolutely. You will always have the opportunity to review the lease agreement, and most of our property owners choose to sign the lease themselves. We'll provide the lease for your review and help coordinate the process so you're comfortable with the agreement before it is finalized. -
Do you sell real estate too?
Our primary focus is property management, and we take that focus seriously. That said, with more than 20 years of real estate experience across investment, finance, and operations, we are well positioned to have meaningful conversations about your broader real estate goals. How and when do I get my checks?
Owner disbursements are typically processed around the middle of each month, after rent has been collected and any applicable expenses have been applied. If there is a late rent payment or another circumstance that delays processing, the disbursement may be issued later. You'll also receive a detailed Owner Statement so you can easily track your property's financial activity. -
How is rent collection handled?
We collect rent through an online resident portal that makes paying on time straightforward for residents. Late payments are addressed firmly and in accordance with the terms of the lease. Our investor background means we take rent collection seriously; your cash flow is not something we treat casually. -
How long of a lease do you sign?
Standard leases are typically 12-24 months, which provides stability for you as an owner and predictability for residents. We will talk through your specific goals and market conditions in Tampa Bay and recommend the lease term that best protects your investment and minimizes vacancy. -
How much security deposit do you charge the tenant?
Our security deposit starts at a minimum of one month's rent and may be higher depending on the applicant's qualifications. This approach allows us to maintain consistent standards while considering the individual circumstances of each applicant. -
What kind of properties do you manage?
We manage single-family homes, multi-family properties, condos, and townhomes throughout the Tampa Bay area and surrounding rental markets. If you’re not sure your property is a fit, reach out for an honest conversation about what we can do. -
What type of reports do I get and how often?
You receive detailed monthly owner statements covering rent collected, maintenance expenses, and any other activity on your property. Transparent reporting is a non-negotiable part of what a property manager owes an owner, not an add-on service. -
Who holds the tenant security deposit?
Security deposits are held in a dedicated trust account, separate from our operating funds, as required by Florida law. We manage the full disposition process—including itemization and return—in strict compliance with applicable deadlines and statutes. -
How soon can you start managing my property?
We can usually move quickly once your property management agreement is signed and your property is ready to lease. We’ll give you a clear timeline upfront so there are no surprises or unnecessary delays in getting your property earning income.
